The classifieds are placed by people and they usually involve the needs of local people. If there were ever any doubt about the validity of a classified ad, you always have the publisher to go back to and if they can't stand behind the ads which appear in their paper then that quickly becomes a problem for the paper.
The one type of classified ad you should be cautious of is the independently run classified ad in those free "weeklies" you may find at your grocery store or bookstore. The only reason you would have to be worried in these instances is because these are typically not very well policed and some of their claims may seem, at times, outlandish.
However, the daily paper's classifieds are typically alright. There is a fair amount of vetting which goes on in the classified ad department and even though anyone is free to publish their whim in the papers back section, as soon as complaints are made a full investigation is put into motion.
Business opportunity classifieds may often seem outlandish and some of them may be. While not out and out "lies" some of the information that their claims may be based upon may be from old or outdated information or they may be using "loose" accounting. Whatever the case may be there is plenty of reason to use a fair amount of caution when responding to a business opportunity classified ad.
One of the biggest concerns you should have is you should never offer money before you are "allowed" to see the property. There should be no deposit made or anything like that because of the implicit powerlessness you are left with. If they have your money and you have nothing of theirs, then what do they have to give you? As a consumer you should always have the upper hand, because as a vendor, they want what you have, money. If you give them money only to maybe, at some point in the future be able to see the property, what is that? Plus with no guarantee that you will be able to get your money back, where are you left then? In the end, you should ask yourself, what are you paying for? Behaviors such as these are just asking for trouble.
Another thing which is relatively new and exciting is the Internet classifieds. While these may be fine and all you do need to do some self policing because this is such a relatively new medium, people are coming up with new ways to rip people off so you should always make sure that you see what it is that you are buying before any money is exchanged and preferably you would be able to see some proof of ownership so that you are sure you are not investing in a lemon.
